They probably want you to talk about what you like & don't like about the rooms & the place so they can get abetter idea of what places to show you.

I used to be a real estate agent. I would just ask the agent to take you on a tour of the house once then to leave you alone to look on your own so then the two of you can talk among yourselves and come back to the agent with any questions. A house sells itself. I see the agent as being there to let you into the property and answer any questions.

This is true. I would let the agent know what you like and don't like about each property.
