I was living in a young man's house for six months. He was renting and subletting to me. There was a dispute when I downloaded 500 GB on his internet connection and used up his monthly allotment (this is in Australia, we have things like that here). He said I couldn't use his internet so I moved back in with my mother. Some time in the future I want to rent my own house. The trouble is, I here I need written references. I've never rented a house myself, only a room (and half the living room) on an informal basis. He probably wouldn't mind giving me a reference since he's not bitter (even though one time I backed a trailer over the garden tap) and I always paid the rent (not consistently on the same day of the week and one time I skipped a week and paid double the next week but I always paid the right amount of money).

I don't think he'd know what to write since since he's even younger than me and his mother got him this house. I could just write something and get him to sign it but I'm not sure what it should say. I'm not sure if the landlord should write it instead. I've spoken to him a few times before, he seems like a nice guy but I didn't rent directly from him. I'm not sure what the procedure for getting a reference is when I was subletting. I'm not planning to move out straight away but I want to be prepared for when I do and get stuff ready before I'm out of contact with him. I could also get one or more references from work but I'm looking for new work (it's a nice place where I'm at but I feel if I challenge myself I can gain some self-respect) and I need to find out what they should say for a rental reference before I leave.

John Doe rented a room from me from January 1 2013 to August 5 2013. He was a good tenant, he paid his rent on time and I never had problems with him. I would recommend him to any landlord.

Sincerely,

Tom Smith

Maybe you could even type that up for him and just ask him to sign it for you, if he feels comfortable doing so. I do that at work when I have to get Letters of Support from other organizations and find that the easier you make it for someone, the more likely they'll be to help you out. Just a thought.

Edit: I really should have read your entire post before responding. Just ignore me.
